The apartment "Le Rose" (ideal for two couples or for a family) is inserted in the frame of the park LE BALZE, a residential complex with 3 apartments (perfect for groups: can accommodate up to 18 people) 2km from the historic center.

Le Balze is a true oasis of peace, the perfect place to relax and immerse yourself in nature; at the same time, two minutes you will find all the shops and useful services (Montebello and Pallotta areas at 1km).
Groups of up to 18 people can be accommodated in the three apartments of the property: Le Rose, Il Melograno, Il Rustico.
The apartment LE ROSE is located behind the villa of the hosts, has an independent garden for exclusive use with a dining table, under the shade of a large horse chestnut tree, armchairs and barbecue. The garden enjoys the view of the mountains of Tuscany and beautiful sunsets; it is isolated from the rest of the park, it is very sheltered and mild even in the late autumn days.
From the garden leads to the large and bright kitchen (with dining table for 4-6 persons, very equipped and functional). The apartment has a double bedroom, a large bathroom with a bathtub and a walk-in shower, a second bedroom with a double sofa bed and a wardrobe, which is a gracious sitting room when not used as a bedroom.
The windows are equipped with MOSQUITO NETS.
All rooms are equipped with a FAN and thermostatic valves ..
The furnishings are well cared for, with antique furniture and valuable objects.
The PARKING is in the fenced property, supplied with the remote control for the gate.
Free WIFI (100mb) at home and in the garden.
The SWIMMING POOL is open from April to October (with micro-filtered water and diatomaceous filter), a covered porch with toilette and changing room, outdoor hot showers is attached.
IL GRANDE PARCO (7500 square meters) offers large lawns with deckchairs and sunbeds, the beauty of ancient olive and cypress trees, avenues along which to walk, reserved corners with benches and swings, gazebos and terraces, a pine forest that offers cool even on the hottest days .
The property Le Balze houses three apartments: Le Rose (2 + 2 guests), Il Melograno (4 + 2 guests), Il Rustico (3 + 4 guests).
The swimming pool (with the adjoining portico) and the park are COMMON to the three apartments.

In our garden you have the feeling of being away from everything, and instead you are a stone's throw from the heart of the city, close to all services and shops.
At 1200 meters the Montebello district (2 minutes by bus southbound): pharmacy, post office with ATM, supermarket, restaurant / pizzeria, bar, newspapers and tobacco.
At 800 meters (2 minutes by bus towards the center) a small supermarket, an excellent butcher shop with local meats, a nursery with cultivation and sale of vegetables and fruit (0 km), hardware.
At 1500 meters, in via della Pallotta (4 minutes by bus) a large store of organic products and foods (also gluten-free).
The Perugia Fontivegge RAILWAY STATION is 3.5 km away; from the station the bus line G leads to the Pallotta roundabout in a few minutes; from there the E line leads to the Balze (1.3 km).
Perugia S. AIRPORT Egidio is 12.5 kilometers, connected by bus service to the historic center. Taxi service and car rental.
The nearest access to the E45 SUPERSTRADA is only 3 km of direct road and without traffic (Perugia Piscille exit).
